RESIDENTIAL

-Old apartments prices in Bucharest went up in mid-summer amid ever-rising demand for housing and falling deliveries of new projects which put pressure on the property market, Ziarul Financiar reported citing SVN consultants.

-InteRo Property Development, owned by the Canadian Topolinski investors family, kicks off construction works at its EUR 1 billion, mixed-use project SkyLight Residence in Bucharest’s Obor area, resulting upon completion into a 486,000 sqm total built area and almost 28,000 sqm of new green areas and parks in the neighborhood.

OFFICE

-Bucharest-listed One United Properties, the leading green investor and developer of residential, mixed-use, and office real estate in Romania, announced the start of construction works for One Technology District, a project that will host the largest semiconductor R&D centre in the Southeast Europe, operated by German giant Infineon Technologies, a Frankfurt Stock Exchange-listed company and a global leader in semiconductors.

-Malta’s Hili Properties, the real estate arm of Hili Ventures, has successfully secured the remaining 25% shareholding of the company which owns the MIRO office building in northern Bucharest which was developed by Belgium’s Speedwell.

HOTEL

One United Properties also announced the start of construction for the Mondrian Hotel in Bucharest, marking a significant milestone in the development of Romania’s first lifestyle hotel under the internationally acclaimed brand Mondrian. The first hotel in the company’s portfolio has received the building permit and the estimated delivery for Mondrian Bucharest is 2026.

INDUSTRIAL

In H1 2024, companies leased 410,500 sq. m of industrial & logistics spaces, down 25% on an annual basis. However, new demand had a share of 52% in the overall leasing volume in the period under review (213,500 sq. m), more than double the area delivered, data from the Cushman & Wakefield Echinox showed. Bucharest was the leader, attracting 46% of the total take-up in H1 2024 (186,300 sq. m), followed by Arad (15%, 62,700 sq. m) and Timisoara (14%, 58,600 sq. m). Other important cities in terms of industrial & logistics activity were Ploiesti, Oradea and Sibiu.

CONSTRUCTION MATERIALS

In 2023, the volume of harvested wood fell by 1.068 million cubic meters as compared to the previous year, at 19.17 million cubic metres (gross volume) according to the data by the National Institute for Statistics. The largest amount of timber was harvested in Suceava County (12%), followed by Harghita (7.3%), Neamt (6.7%) and Bacau (5.7%).
