Sweden’s Skanska sells innovative office building for €86M

EUROPE: Sweden-based multinational construction and development company Skanska has sold the innovative Studio B office building in Warsaw, Poland, to Stena Real Estate, for EUR 86M (about SEK 1 billion). Stena Real Estate is an international property company that is part of the privately owned Swedish Stena Group. The transaction will be recorded by Skanska Commercial Development Europe in the second quarter of 2024. The transfer of the property is scheduled for the third quarter of 2024.

Designed by the Danish company Arrow Architects and the Polish Grupa 5 Architekci, Studio is a complex of two office buildings located in the Wola business district of the Polish capital. The first phase covers 17,600 sqm GLA of leasable space which is 98 percent let. Tenants include Société Générale Group companies, the insurance company Unum Życie, C.H. Robinson and Business Link, among others.

The construction of the first building started in September 2021 and is just being completed this quarter. Construction of the second phase started in the fourth quarter of 2023 and is scheduled for completion in the fourth quarter of 2025. In total, the project will offer a leasable area of approximately 43,000 square meters.

Studio is developed with the aim to deliver sustainable office spaces, allowing responsible use of resources, and supporting the wellbeing of the tenants. It is certified according to LEED Core & Shell, Platinum level, and is also expected to receive WELL Core & Shell, WELL Health & Safety Rating and Building without Barriers.

The building incorporates employee-friendly solutions, including air conditioning based on quiet cooling beams and adiabatic humidifiers to keep the air clean and fresh. Studio uses a daylight intensity control system that adjusts the intensity of interior lighting to the amount of available exterior light. As a part of the investment, an innovative concrete with a reduced carbon footprint was used.
